The luxury housing market across Houston’s lakefront properties is bursting with million-dollar listings, especially in The Woodlands, according to a recent study.
The Lake Woodlands market in The Woodlands is among most expensive housing markets for lakeside homes — No. 2 in the nation, in fact, following Austin’s Lake Austin — according to data from Birmingham, Alabama-based Lake Homes Realty’s 2018 Summer Lake Real Estate Market Report. Lake Homes Realty defines a lake property "as any home or land/lot listing adjacent to a recognized inland body of water, has a view of any of these lakes, has designated access to a lake, or is within a community that considers itself a lake-focused community or development," per the report.
The average listing price for a Lake Woodlands lake property was $2.4 million, while the average listing price for Lake Austin was $3.1 million. Lake Homes Realty based the ranking on the average listing prices of all lake property for sale as of June 2018 using multiple listing services data.
For comparison, those prices are more than double Clear Lake’s average listing price of $769,110 and Lake Conroe’s $670,023, a spokesperson said. However, Lake Paloma, which is also in The Woodlands, has an average listing price of $1.2 million.

Two other Texas lake house markets — Lake Athens near Athens at No. 8 and Lake Travis in Austin at No. 9 — also made the nation’s top 10 most expensive markets along with five areas in Michigan and one in New York state.
Across the 116 residential real estate lake markets in Texas in June, there were 8,469 active listings (571 of them listed for $1 million or more) worth $3.8 billion, up from $3.5 billion at the end of the 2017. For the summer 2018 study, Austin’s Lake Travis took the top spot for the biggest market, at about $612.7 million, but Austin’s Lake LBJ had the most active listings in the state with 855, though Lake Travis wasn’t far behind with 823.
Greater Houston’s largest lake house market is Lake Conroe, which had a market share of $295.9 million and 586 listings as of June 2018. To see the most expensive home currently listed in that market, click through the gallery below.

240 Marseille in Montgomery is currently Lake Conroe’s most expensive listing, according to Lake Homes Realty.
