Catalyst apartments open in downtown Houston by Minute Maid Park – Houston Business Journal

A new high-rise downtown apartment building boasting close-up views of Minute Maid Park has officially opened, just in time for the start of the regular baseball season. Catalyst, a 359-unit, 28-story high-rise, marks its debut April 5 and is less than 30 percent occupied, according to leasing manager Brandy Vogel.


The Catalyst’s outdoor spaces have a pool, outdoor kitchen, cabanas, yoga lawn and views of Minute Maid Park.

The apartment complex sits on a city block bounded by Texas Avenue, Austin street, Prairie Street and La Branch Street. It’s the second Catalyst apartment project for Illinois-based multifamily developer Marquette Cos., the first is in Chicago. Marquette received a Downtown Living Initiative grant equal to about $5.4 million from the city. The program gave $15,000 per unit in tax rebates to downtown developers. In 2017, 1,448 residential units were built, according to the Houston Downtown Management District.

Catalyst features more than two dozen floor plans, ranging in size from a little above 600 square feet to close to 2,000 square feet. Rents start around $1,600 per month, with some floor plans receiving two or three months free rent, Vogel said.

Along with stainless steel appliances, subway tile backsplashes, quartz countertops, large walk-in closets, hardwood floors within units, Catalyst also has a 7th-floor dog park, a 20,000-square-foot outdoor terrace with a yoga lawn, outdoor kitchen, pool, cabanas and views of Minute Maid Park. Vogel said along with residents who work downtown, she’s seen a significant number of residents who work from home or take the light rail to the Texas Medical Center.

Each unit comes with one parking space and tenants can purchase an additional space for $50 a month, while guests can have their cars valet parked for free. Other amenities include 24-hour concierge service, drycleaning lockers, and a 26th-floor resident lounge with a demonstration kitchen.

Houston-based Ziegler Cooper Architects designed the building and Webber was the general contractor. Marquette Cos. broke ground on Catalyst in 2014.

The 28-story high-rise features 26 different floor plans.
